Key things to check on any rural property
  • Search for "quinta" in Portugal and "casale" or "masseria" in Italy — ruins and farmhouses with land, often the best value and most character.
  • Mains water: check with the local câmara (PT) or comune (IT). If unavailable, a borehole + UV filter + storage tank is a reliable fallback.
  • Solar: southern Europe gets 2,500–3,000 sun hours/year. A correctly sized solar system can cover a family home comfortably — get quotes locally once you have a property in mind.
  • !Internet: the biggest risk for remote workers. Test signal at the property. Starlink covers both countries at ~€50/month — a reliable fallback for rural locations.
  • !Planning permission: you can't generally build new on agricultural land without re-classification. Always instruct a local architect or geometra before making an offer.
  • !Get a survey. Budget €500–€1,500 for an independent structural survey. Ruins can conceal issues that make renovation unviable — never skip this step.
  • Budget rule of thumb: plot + ruin at 30–40% of total, renovation at 50–60%, fees and contingency at 10–15%.

  • 1Get a NIF number (tax ID) — free from any tax office. Do this first.
  • 2Sign CPCV (promissory contract) — 10–30% deposit. Binding on both sides.
  • 3Pay IMT (1–8%) + stamp duty (0.8%) + notary fees (~1%).
  • 4Sign the Escritura at the notary. Keys are yours.
  • Total buying costs typically 7–10% on top of purchase price.

  • 1Get a Codice Fiscale — from any Italian consulate in the UK.
  • 2Sign the Compromesso — 10–20% deposit.
  • 3Pay registration tax (9% second home / 2% primary) + cadastral taxes.
  • 4Sign the Rogito at the Notaio. Usually 3–6 months from offer.
  • Total buying costs typically 10–15% on top of purchase price.
